Project Overview – Lanai Structural Correction & Renovation

This project began with a challenge we see far too often—unpermitted work completed incorrectly by previous owners, leading to costly issues for the new homeowner.

The client had recently purchased the property and discovered that the existing Lanai addition was improperly constructed, including a roof pitched toward the home, which was actively creating drainage and water intrusion issues. In addition, the structure lacked proper permitting and did not meet foundational or structural standards.

At Gulf Coast Homes & Remodeling LLC, we stepped in to not only correct the problem—but to do it the right way, from the ground up.

Engineering, Permitting & Structural Correction

To ensure the repair was done properly and permanently, we:

  • Brought in a licensed structural engineer to evaluate and redesign the Lanai
  • Pulled all required permits, bringing the project into full code compliance
  • Installed a proper foundation system, correcting the original lack of adequate footings
  • Rebuilt the structural components to meet current building standards

Roof System Redesign

A major focus of the project was correcting the roof:

  • Designed and constructed a new framed roof system
  • Properly pitched the roof away from the home, eliminating water intrusion risks
  • Ensured long-term drainage performance and structural integrity

Exterior Finishing & Upgrades

Once the structure was corrected, we completed the project with clean, durable finishes:

  • Applied stucco to the exterior framing for a seamless, finished look
  • Completed full painting of the Lanai, tying it into the existing home
  • Coordinated with the client’s upgrade to a new metal roofing system, replacing the existing shingles for improved durability and longevity

Cost Efficiency & Client Value

Despite the complexity of correcting unpermitted and improperly built work, our team was able to deliver the entire project for over $1,000 below the original estimated repair cost.
